Canningvale creation.

A new family home built by Boulevard Living in 2003 to provide room for a growing family.  The property was a little different to the normal lot having a large area to one side so the home was placed on the southern side and the living area was turned at 45d to face north.  A full front fence was built to gain full privacy to the living courtyard that was essentially along the street.

Mansion amongst the grape vines in Harvey



The clients have a good show of grape vines in the south west of western australia and having enjoyed success for some years wanted to consolidate with building their dream home. Having plenty of space to spread a grand home, the garage was positioned to face the side so as to not detract from the street look, but it's length added to the length of the house.

  A welcoming entrance brought you through into a large living dining kitchen area that looked out north over the grape vines. Altogether the home sits well on the large property. Changing from tile roof to corregated changed the feel to a more casual, open country house.



And now thanks to the kindness of the owners who built around 12 years ago, here is the finished home.  "We love our home which is 11 or 12 years old now  and are so pleased that we asked you to design it for us."

Showroom Warehouse Welspool

Ford Trucks enlisted trusted builder Abenra Contructions to create a new showroom warehouse for sales of F100 type Ford vehicles.

Abenra enlisted Grandesign to prepare a simple, efficient and cost effective solution. 

The building was built within budget and on time.  Another successful project.

2 Storey Family Living

Family home designed for the Mandurah's southern suburb of Halls Head.  Within walking distance to the excellant coastline the home was designed for easy beach living to suit a growing family with young teenagers and a busy couple.

Room with a View in San Remo

A young family has bought an extremely sloping site atop the sand hills of the wonderfully named San Remo, a suburb just on the north side of Mandurah.  With open views of the ocean available from the upper floor, the design became a single storey house from the street with the garage, living and master suite leading out to a balcony.  Steps took you down to the lower floor with the minor bedrooms and rumpus room which lead out to ground level.  Actually the slope was so extreme that the ground was still quickly falling away.  All up a relatively simple home to deal with an extreme situation results in a wonderfully livable and fresh family home.  Detailing was kept simple to meet budget requirements but done with style.  Stainless steel yaughting wire balastrade was used to both balcony and internal staircase and round columns to the balcony and out front.

2 Narrow Lot Two Storey homes.

A Property investor purchased land in Shelley and split the home up the middle. I designed 2 x 2 storey homes for what were now street facing narrow lots. Family homes with a large backyard for outdoor entertaining so the living areas were placed at the rear of the home which is always a challenge to reduce the impact of the long passageway passed bedrooms.  The homes were sucessful both in design and investment.

And the finished product sits well in the neighbourhood together with it's brother next door.
