No whisper in Secret Harbour
Designed to enjoy the outlook across an open park and a corner location with it's garage off a rear lane, this home orientated it's living area to the side street to enjoy the north sunshine. A balcony off the upper living area shared with a bedroom overlooks the park. Although near the beach the property has no ocean views but the living area is certainly designed to take advantage of a casual and open lifestyle.

Townhouses in South Fremantle
A great project to be involved in unfortunately market forces spooked the investors from continuing and they sold the property after this initial investigation. Of course if you know what happened to the property market after 2003, had they gone ahead and built they could have made record profits on the subsequent capital growth based on the time it would have taken to get it to market.
So these designs were done as part of a feasibility study to ascertain how many units we could get on the site (29) and what kind of accomodation we could offer and then a Quantity Surveyor gave rough pricing so the owners could put together a bugdet to take to the bank.
In the end the drawings, images and numbers were used to market the property for a comfortable margin in the rising market.
Interesting to see the project has finally been completed (not my work) and it's great to see the homes built and occupied.
Once full discussions with council are had, the layout can be finalised. Provision is made for common areas, visitor parking, bin storage and access.

Grand Display on Narrow Lot
The client had a narrow lot in Manning and wanted a good family home. The client had specific requirements for colours and the style of the home and result is quite substantial for a narrow house.
With all the children now grown and moved on or independant, all the minor bedrooms together with a casual living area were placed upstairs. The sketch shows an earlier arrangement. The local authority insisted the balcony width to the street was reduced (what on earth brought such a rule into the codes???) and the stair case was moved to the front, which of course brought about a stunning elevation.

Riverfront Property Ascot
Taking advantage of a prime riverfront location facing north with a fall down to the water edge, don't have too much disadvantage.
Built by Boulevard Living to exacting specifications and standards the home was been completed in 2004. Boasting many luxury features including triple garage, winding stairway, separate stainless steel kitchen and a show kitchen with granite benchtops and luxury spa to enjoy the riverviews.
Shop Conversion in Willagee
Sometimes you get an interesting project with a twist.
The client had bought an abandoned corner shop with high parapet. He wanted to add a 2nd floor and we needed to add privacy and security. Windows were cut into the high parapet and a cladded framed addition for the 2nd storey with a gable and curved awning over the original shop entry which was blocked off as it did not provide the privacy required. Instead the old entry was converted into a niche style feature. A gated entry was added to the side for the new entry. A balcony from the top floor gave a private outlook across the park opposite. Planters were constructed under the existing ground floor windows and wrought iron grilles added a sense of distance from the pedestrian path around the building.

Industrial Office Extension & Upgrade
Additions & Alterations to upgrade a worn out factory building to meet the current needs of a busy company and project an updated public image. Plans for a new concrete tilt-up warehouse and office extension that projected out over the existing car parking area so as to not reduce car spaces available.

Lofty Home in St James
The clients brief included the desire for a loft with an outlook over the large backyard. Building on a family plot that had belonged to the previous generation it was also designed to be a home for mum to have her own living area for privacy. Being on top of a hill overlooking a park to the front, the loft takes advantage of it's outlook in all directions.
