Unit Development in Falcon Mandurah


Turning a large vacant lot into a maximised unit development for the property developers clients. Strict budget restraints dictate bulding style and method to bring greatest return.


The project received a revamp once a colour consultant was enlisted. Though a budget project, it still gets an electronic security gate.
Not all prospective developments of land speculators make it to ground so it's nice when one does.  This one reached completion in 2008.  All up a successfully completed project.

Townhouses on the Waterfront

18 townhouses designed for a lake front property in south of Mandurah. The developer wanted to build the same floor plan but present the homes as individual so the design brief consisted of creating 5 different looks to a well designed townhouse suitable for waterside living.

Little Boxes on a Hillside

 A large property 76 lot subdivision on the side of a hill (farmland) outside the township of Denmark. On the right a previously approved development waiting to happen. On the left a larger lot subdivision for those wanting a little space to themselves.
The houses themselves were a series of single and double storey budget houses, nothing fancy. There were ocean views to be had, albeit over a few miles of beautiful south land, so balconies were added to those houses on the slope. Actually the slope was so extreme you didn't need to get up on the 2nd floor for the views.

Dealing with the more extreme sloping portions became an engineering issue but using loops and the required open space to break up areas it was able to work. unfortunately larger market forces and perhaps local issues saw the project put on hold.
Dealing with councils on controversial projects gives you a good overview on how government intrumentalities work. Thankfully that was mostly done by an experienced Town Planner and the developer themselves.    All the while working on this project I couldn't help singing that 60's song "Little boxes on the hillside...."

Multi Purpose Youth Hall

Designed by Rob Anson Architect, rendered and documented by Grandesign this multi purpose hall, classrooms & ablutions were built to add to existing church facilities in South Perth. The graceful curved roof of the main hall sweeps up in dramatic fashion whilst the curve of the lower roof brings the building to a human level. Panelling on framework was used on the lower walls whilst the main hall was double brick enclosing a steel portal frame.  The architect made the decision during construction to paint the panels in different colours and it added to the impact of a building designed for youth.

28 houses on a hillside

This project took a vacant lot of sloping land in a peaceful country town and turned it into a small community.  Pre-designed kit homes were given individual makeovers to remove the 'military repeating' feel and ensure that the eventual occupiers had a clear sense of their own uniqueness.  The result was an attractive development that contributed to the local need for affordable housing without compromising on quality and aesthetics.
