Commercial & Mixed Use Mandurah

Prepared for a property developer this mixed use project sought to maximise potential and return on a suburban property in Mandurah.  Planning regulations allow an increase of building density if a combination of residential and commercial is proposed.  So the corner street facing units were proposed as full commerical offices whilst mixed use units were designed at the back accessed by a central driveway.  These were designed for a strict budget.

The corner unit was presented as a coffee shop / restaurant with outdoor seating which of course has to comply with council parking regulations. Limestone planters (buffers) were positioned to provide a sense of safety for tables on the crosswalk adjacent a busy street.
