A New Residence designed specifically to meet special needs of the clients and which also takes the maximum advantage from a prime site.
With a long living area facing north and an Alfresco area protecting the east flank from the low hot summer sun, this home will prove to have excellent low energy use. Solid floors to the living areas will absorb the suns energy low in the sky, entering the large north facing windows all day in winter and reflect that warmth back into the home in the evenings. As the home is orientated perfectly on the compass (north to the rear of the home), eaves will keep summer sun, high in the sky from entering the house at all. Autumn and Spring will allow a compromise between the two. Perfect story. The garage to the west also protects the home from low western sun. Ideally the building shape has maximum wall length facing north and minimum facing east-west as that is where the hot summer sun is low in the sky morning and evening and is hard to control.
The home has 2 master suites and a '4th bedroom' will serve as a gym for exercise equipment. High and raised ceilings, cooks kitchen, large pantry and well equipped laundry with enough cupboards to keep anyone happy. This is going to be a very comfortable home.
Bedrooms face south and will get little direct sun. The prime bedroom also faces east with an outlook over the pool to the park opposite. An extended verandah offers further protection where the eave will fail with the low morning sun, hot in the summer but welcome in the winter. We'll see if solar panels are installed for hot water and electricity generation but the long north facing roof plane offers perfect mounting area and is at the rear of the house so they won't be seen from the street.
The home has been specifically designed for a client with some reduced capability and can be modified into a fully fitted out home for disabled access in the future. Wide doorways and passages, no steps and general compliance with the standards for access including a 3rd garage parking spot and bedroom for a full time carer.
The finishes have been carefully chosen to create an excutive modern home to make a strong impression on a prominent street corner overlooking the public park. Two striking blade walls at the entrance and the alfresco are to be rendered and finished in Faux Limestone finish, together with rendered and painted walls with several walls picked out in a darker more richer colour for contrast. Rather than continue the existing limestone retaining wall up into the fence piers, rendered brickwork with bring a more modern look.

The home has now been completed and it's looking superb.
Waiting for some more photo's of the house but the pool is looking very luxuious. Designed specifically to cater for the owner's special needs for water therapy it also adds to the outlook.
